In 2021 we purchased a two story duplex with a standalone concrete block cottage in the rear. We started by updating the 100 yr old duplex and then shifted to the cottage the following year. The small structure was already set up with plumbing and had sound walls, but needed to be fully remodeled and reimagined.
We fully insulated the structure, added an ultra high efficiency mini split, and on-demand water heater to create a comfortable, highly efficient, and easy-to-maintain rental.

We updated the east wall with new windows so that there could be a nice breeze and airflow moving east / west.
We opted to update the north and south window openings with glass block to allow light while offering privacy from the neighboring yard and shared patio.
